How this started
We managed apartment buildings. The turn was the part of the month that decided whether everything else worked, and it was the part we had the least control over.
We could not find a contractor who understood it. Not a bad contractor — a residential one. They wanted to talk about finishes while a unit sat empty. They sent a different sub for every trade, and each one had to be chased. The invoice never matched the conversation.
So we became the contractor. Multifamily only, so nobody is learning your building on your money. Then we gave the company to the people doing the work.

The person patching your drywall at four on a Friday is not finishing a shift, they are protecting an account they have a stake in. Nobody hands your unit off to a sub who has never seen the building. When something is wrong, the person who has to come back and fix it is the same person who did it — and they know it before they leave.

Who shows up
Our own crew, on payroll, on every job. These are the roles, not a list of names — you meet the people on the walk.
Lead flooring
Glue-down and click LVP, carpet and pad, transitions and base. Owns the subfloor call.
Lead paint
Prep, patch, spray and cut. Decides whether a wall gets one coat or three, and says so in the estimate.
Finish carpentry
Cabinets, counters, doors, trim and hardware. The trades that show when a unit gets shown.
Resurfacing
Tub and surround resurfacing, including the occupied units where the resident stays.
Turn coordination
Schedule, material, access and the photo updates. The person who calls you before a date moves.
