Common areas

Hallways, lobbies, laundry and storage. The parts of the building every resident sees on the way to deciding whether to renew.

Retention is cheaper than turnover

A resident who renews costs you nothing. A resident who leaves costs you a turn, the vacant days and the leasing effort. Common areas are the cheapest place to change how the building feels, and the work happens without anyone moving out.

We schedule corridor and lobby work in sections so residents always have a clean way in, and we clean up at the end of every day rather than at the end of the job.

What we take on

  • Corridor paint, patch and new lighting
  • Lobby and entry refresh
  • Laundry rooms: paint, flooring, lighting, hookups
  • Storage and bike rooms
  • Exterior paint and trim
  • Stair treads, handrails and landings

Amenities that stopped earning their keep

A pool that costs you five figures a year and gets used six weeks of it is not an amenity, it’s a liability with a fence around it. We fill, cap and convert them.

Walk the common areas with us.

We’ll write down what we’d do first, what can wait, and what it costs. Bring the reserve study if you have one.
